Features of the work
Floors that are too old must be completely replaced with new materials.
In mass housing apartments, there are two types of floors - with a wooden or concrete base.
Some people prefer to install new flooring over the old flooring. However, this is fraught with consequences - the rapid formation of defects and extraneous noise is possible. Professional repairs are required so that after installation the floors provide comfort and last as long as possible.
To independently replace the floor in an apartment, you must follow the work procedure and follow a number of rules.
Concrete floor cleaning process
Old concrete pavement is removed only as a last resort, since it can usually be repaired. Major repairs of such a floor are done on the condition that it cannot be preserved. For example, when the concrete base was regularly exposed to water and was not dried. During this time, fungi and other microorganisms harmful to human health began to multiply in the concrete structure. The coating in this condition must be dismantled.
Also, sometimes the concrete floor is removed if the apartment has low ceilings, and it is planned to install a floor with thermal insulation, as a result of which it will be raised by some distance. The old coating is removed and thereby frees up space for installing the insulating structure.
When deciding to remove the screed, you must remember that it was installed on the interfloor ceiling, and therefore it should be removed with extreme caution. The concrete layer is removed using a hammer drill, splitting it into separate fragments. Typically the height of the screed is 50–120 millimeters. After its dismantling, construction waste is removed.
Reasons for gender replacement
Rotting of the floor due to fungus is a good reason to replace the boards.
The most common problems that lead to the need to replace the floor in an apartment:
- Mechanical damage to the surface. Any floor covering - boards, parquet, linoleum - loses its appearance over time, scratches, cracks, peeling paint and varnish appear on it.
- Wet wooden floor. Wood coverings are susceptible to moisture. When water or high humidity enters the room, the floor becomes deformed, swells, and the process of rotting of the material may begin. This applies to plank flooring and joist subfloors.
- Dips, creaking. Such defects are a consequence of a violation of the base on which the floor covering is laid.
- Infestation by insects, mold, and fungus is the most dangerous situation for human health. Mold and fungal spores can significantly affect the health of the lungs, especially for children. If signs of damage are detected, complete dismantling of the floor with antiseptic treatment of the room is necessary.
- The need to replace the type of tie. There is a wide selection of floor coverings on the market: laminate, linoleum, ceramic tiles, vinyl floors, carpet, etc. Each of these materials has special requirements for the preparation of the base. Replacing a wooden floor with a concrete one in an apartment may be necessary in places where tiles are to be laid.
The complexity of the upcoming work depends on the reason for replacing the floor. It may be enough to replace only the topcoat. In case of serious damage, the entire screed structure will need to be repaired. To determine the scope of work and the amount of building materials, it is necessary to select the type of base for the floor.
Stages of floor repair in an apartment
The repair sequence will depend on the condition of the floor you currently have. If it is smooth, durable, not rotten, does not play or bulge, but is simply fairly worn out, then you can lay a new coating directly over it. In this case, you will only need to make a cushion of plywood in order to even out the unevenness of the floor and after that you can begin laying the finishing flooring.

If the old floor has retained its decorative qualities and is valuable to you, then it would be advisable to remove it during the renovation to protect it from abrasive and household construction debris and dust. Parquet should always be thoroughly inspected. In most cases it can be restored. But if you plan to update in such a way as scraping, then it is better to do this after completing the rough floor repair.
Before starting floor repairs, it is preferable to remove elastic coverings: linoleum, cork, marmoleum, and so on. It is unlikely that you will be able to re-lay the screed floor exactly as it was, so it is better to cover it with something. Hardboard laid and secured with an old baseboard is best suited. It will keep your floor in perfect condition during renovation.
If the floor is intensively affected by moisture, and mold, mildew appears, or the floor covering dries out, then if you want to change the floor, all work must be carried out in the following sequence:
- Selection of quality materials for flooring.
- Dismantle the old flooring.
- Check the screed and determine the scope of repair work.
- If necessary, form a screed and renew the base coat.
- Lay decorative coverings.
IMPORTANT! If you are planning to change the water supply, sewerage, heating system, or carry out any welding work during the floor repair period, then it is better to do all this before work related to the screed. Laying of heated floors is carried out at the time of pouring the screed.
The selection of materials for flooring is always made primarily from technological considerations and only then aesthetics is included. For example, if you are going to choose porcelain stoneware or laminate, then the screed for them is made of different heights and the protrusion is formed as one piece. Otherwise, the floor covering will simply not be durable.
