Redevelopment of an apartment often involves dismantling walls, creating and moving openings. Whether this can be done or not depends on what kind of walls are in your apartment - load-bearing and non-load-bearing.
Non-load-bearing partitions can be demolished partially or even entirely. Under no circumstances should load-bearing walls be completely dismantled; only an opening is allowed, which is agreed upon with the Moscow Housing Inspectorate and the authors of the house project.
In this article we will tell you:
- how to determine a load-bearing wall in brick, panel or monolithic houses;
- where to get an opinion on the admissibility of redevelopment when creating a new opening in a load-bearing wall;
- where to go to coordinate turnkey repairs involving load-bearing walls.
Load-bearing wall - what is it?
Load-bearing walls are the support of the entire building. They support the frame of the house and support all the floors of subsequent floors. Sometimes load-bearing walls can be replaced with beams and columns.
It is impossible to demolish a load-bearing wall, as this threatens:
- cracks in the facade of the house or on the walls of your neighbors;
- collapse of ceilings.
For comparison: non-load-bearing interior partitions support only their own weight, and their main task is to zone the apartment. Dismantling such partitions does not pose any danger to both the owner and his neighbors.
In this case, it is easy to determine a load-bearing and non-load-bearing wall. A non-load-bearing partition is laid inside the apartment. It is made of aerated concrete blocks and cannot be load-bearing. The wall separating the entrance hall from the apartment is load-bearing. But when it comes to walls inside apartments, only a specialist can reliably determine which wall is load-bearing and which is not.
The load-bearing wall is the foundation of the house, and redevelopment must be done very carefully. If you have planned a repair, the first thing we recommend doing is consulting APM-1 or another similar company.
Only engineers will be able to say what kind of redevelopment will be safe in your apartment, what walls can be demolished, and what to do with load-bearing structures. Our consultation is free.
